Following the success of 15 Charles Street, the client appointed Omada Property Group to prepare and manage a strategy for the masterplanning and development approvals of a neighbouring industrial site at 1-3 Charles Street. The site enjoyed two street frontage plus extensive frontage to the Cooks River and was rezoned from Industrial to B4 Mixed use under the Canterbury Town Centre masterplan.

Omada appointed and managed the consultant team and a development application was submitted and initially refused by the Joint Regional Planning Panel. Omada exploited an error in Council's DCP and appealed to the Land and Environment Court on behalf of the client. Omada led and managed the appeal, including negotiations with Council. Omada negotiated a favourable outcome which was a superior scheme to the refused original DA and consent was obtained through the s34 conference of the L&E Court Process. The approved plans comprised of 108 apartments over 10 levels with 46 x 1 bed, 60 x 2 bed, 2 x 3 bed and 400m2 of retail/commercial space.

The client sold the site with the approved plans for a significant profit.
