Omada Property Group were appointed by the client to prepare and manage a strategy for the planning and approval in order to add value to a site that was no longer required for business purposes. The clients had been operating a hardware business on approximately half of the site and were preparing to close the business and sell the site.

The site has two street frontage, the busy Hume Highway to the south and the quiet residential George Street to the north. The zoning of the site was 3(c) Business Enterprise, which prohibited residential development, except for sites greater than 5,000m2 at the satisfaction of Council. Further challenges included contamination from UST's, Bankstown Airport OLS clearance limits and six height limits on the site ranging from 8.5m at the George Street frontage, 24m at the middle of the site and 19m at the Hume Highway Frontage.

Omada appointed and managed the consultant team to produce a carefully modulated development of three buildings comprised of 162 x 2 bedroom, 20 x three bedroom and 1,10Om2 of showroom space in three separate tenancies on the Hume Highway Frontage, with two basement levels of car parking.  An environmental site audit and remediation action plan were also prepared to accompany the development application. 
The DA was approved by the Joint Regional Planning Panel and the site together with the approved plans was sold by the client, receiving a significant premium.
